Vihaan Holiday Homes welcomes!
These Terms and Conditions (“Terms”) govern your access to, and use of the Site and services provided by Vihaan Holiday Homes Rental L.L.C (hereinafter referred to as “Vihaan Homes,” “Vihaan Holiday Homes,” “we,” “us,” or “our”).
Vihaan Homes provides an online platform that connects guests with short-term rental accommodations and related services (collectively, the “Services”). By accessing or using the Site, you agree to comply with and be legally bound by these Terms, whether or not you complete a booking. These Terms constitute a binding legal agreement between you and Vihaan Homes.

Whether you are planning a family vacation, tourists seeking comfort and convenience, a tranquil get-away and or travelling for business; We are here for you! Your comfort and experience are always our top priority at Vihaan Holiday Homes.
Eligibility
You must be at least 18 years old and legally capable of entering into binding agreements to use our services. By booking with us, you confirm that you meet these requirements.
Regulatory Compliance (Dubai – DTCM)
Vihaan Holiday Homes operates in accordance with the regulations of Dubai’s Department of Economy and Tourism (DET/DTCM) governing holiday homes.
All accommodations listed are registered as holiday homes, and guests agree to comply with all applicable UAE laws and DTCM regulations during their stay.
Guests must:
- Present valid identification (passport or Emirates ID) prior to check-in
- Comply with building/community rules
- Respect UAE laws, customs, and cultural norms
Failure to comply may result in penalties, eviction, or reporting to relevant authorities.
Booking & Payments
- All bookings are subject to availability and confirmation
- Guests must provide accurate personal and contact details
- Payments are accepted via Visa and MasterCard
- A booking is confirmed only after full payment is successfully processed
Tourism Dirham Fee
As mandated by Dubai authorities, a Tourism Dirham Fee applies per night, per bedroom:
- AED 10 – Studio & 1 Bedroom
- AED 20 – 2 Bedrooms
- AED 30 – 3 Bedrooms
- AED 40 – 4 Bedrooms
This fee is payable prior to or upon check-in and is non-refundable.
Guest Registration Requirement
In compliance with DTCM regulations:
- All guests must be registered before check-in
- Guest details are submitted to Dubai authorities via official systems and building Management
- Unregistered guests are not permitted to stay
Check-in, Check-out & Access
- Standard check-in and check-out times will be communicated in your booking confirmation
- Early check-in or late check-out is subject to availability and additional charges
- Access instructions (including digital locks or key cards) must be handled securely
Guests must ensure the property is locked upon departure.
Use of Property
The accommodation is strictly for residential and short-term stay purposes only.
The following are strictly prohibited:
- Parties or events without prior written approval
- Commercial activities
- Illegal activities
- Subletting or transferring the booking
- Smoking Inside the property or any prohibited areas within the premises
Violation may result in immediate termination without refund.
Occupancy Limits
Each property has a maximum occupancy limit in accordance with DET regulations.
Exceeding the allowed number of occupants is strictly prohibited and may result in:
- Immediate eviction
- Additional charges
- Reporting to authorities
Noise and Community Regulations
Guests must comply with Dubai community guidelines, including:
- Maintaining low noise levels, especially during nighttime
- Respecting neighbors and shared spaces
Repeated complaints may lead to eviction without refund.
Security Deposit
A security deposit is required prior to check-in. This will be:
- Held against damage, violations, or excessive cleaning
- Refunded after inspection, subject to deductions if applicable
Cleaning and Maintenance
The property will be professionally cleaned before check-in
- Additional cleaning services are available upon request at extra cost
- Guests must maintain reasonable cleanliness during their stay
Damage and Liability
Guests are fully responsible for:
- Any damage caused during their stay
- Actions of accompanying guests or visitors
Vihaan Homes reserves the right to charge repair or replacement costs to the payment method provided.
Cancellations and Refunds
- Full refund for cancellations made 14 days prior to check-in
- No refund for cancellations within 14 days
Refunds are processed within 10–45 days, depending on the bank.
Third-party bookings follow their respective cancellation policies.
Health, Safety & Emergency Access
Vihaan Homes reserves the right to access the property:
- In case of emergencies
- For maintenance or inspection (with reasonable notice where possible)
Guests must not tamper with safety equipment (smoke detectors, alarms, fire extinguisher, fire blanket, etc.).
Disclaimer of Liability
To the fullest extent permitted by law, Vihaan Homes is not liable for:
- Loss of personal belongings
- Injuries during the stay
- Service interruptions beyond our control
- Governing Law
These Terms are governed by the laws of the United Arab Emirates, specifically applicable regulations of Dubai.
- Termination of Stay
We reserve the right to terminate your stay immediately without refund in cases of:
- Illegal activity
- Rule violations
- Misconduct or safety concerns
- Amendments
Vihaan Homes may update these Terms at any time. Continued use of the Site constitutes acceptance of updated Terms.
